Rental Agreement Policy

I understand my responsibilities as occupant and accept financial burden for any damages to the property caused by me or any member of my party. By signing below, I agree to pay the owners for repairs in the event damages are caused by us during our stay, and I agree to pay replacement value for any items which are broken during my stay. The owners are not responsible for accidents or injuries to guests or for loss of money, jewelry or other valuables during their stay. The owners are not responsible for any interruption in electrical service, as this may happen from time to time. While the owners make every effort to ensure that the guests' stay is enjoyable, the owners are not responsible for disturbances beyond their control including, but not limited to, mechanical failure, town festivities, construction noise, early morning roosters or leaf blowers, and tropical storms or hurricanes.

An initial  non-refundable reservation deposit payment equal to 25% of the total is required to make a reservation. The balance due, plus a 300.00 completely refundable security deposit is due 30 days prior to arrival. The refundable security deposit will be refunded within 10 business days after departure if the premises are left in the same condition as upon arrival and the terms of this agreement have been met. In the event of a cancellation, the owners will attempt to re-rent the unit(s) for the reserved dates, in which case a full refund minus administration and processing fees and the initial non-refundable deposit, will be issued. Any dates not rented will be deducted from the initial payment and if no dates are rented, no refund will be issued. Any refundable security deposit already paid will be fully refunded.

Smoking is NOT allowed anywhere inside the condo, but is allowed on all 4 balconies with sand buckets provided and on the pool deck.

All guests agree to keep excessive noise to a minimum and be aware and respectful of the neighbors; please be considerate of the other people's enjoyment. Loud noise or music is not permitted after 10pm. Under no circumstances may any parties or events take place at the condo. The owners take great care to make the condo a relaxing place to enjoy while visiting, so to ensure the overall quality and appearance of the property these policies are strictly enforced !!! 

The maximum number of overnight guests allowed is the number of people stated on the reservation. Any increase must be approved prior to arrival and no more than the maximum occupancy for the property will be allowed. No guest may assign this agreement or sublet use of any part of the condo. No parents/guardians may rent this condo for children or friends under the age of 25, unless you will be residing with them throughout the rental period. If unaccompanied children under the age of 25 are found residing without a parent/guardian present after 10pm, the result will be immediate eviction by the Myrtle Beach Police and no refunds will be issued for any reason, including any security deposit.

Dogs will be allowed to reside with you for an additional fee with the following stipulations. Any dog(s) must be preapproved with the owner before arrival. Dog owners agree to be responsible for their pets at all times and hold harmless the owner of the condo for any and all reasons. Dog owners agree to abide by the laws of Myrtle Beach, South Carolina which include but are not limited to: a leash law, beach times for dogs, and proper disposal of pet waste. Dog owners also agree to pay for any and all damages caused by their pet. Dog owners agree to NEVER allow their pet to lay, sit, or sleep on ANY furniture, bedding, pillows or comforters not belonging to the pet or pet owner. We strongly encourage you to bring your pets bed, food bowls, toys and crate. We prefer you crate your dog when not under your immediate supervision. We encourage you to treat your dog with a prescription flea medication at least 36 hours before arrival. We require you to observe the "doggy rules" of the condo.  If your dog becomes a nuisance at any time to other guests you may be asked to leave, and forfeit any monies, including your security deposit. (We love dogs and enjoy bringing ours with us on vacation, it is not only comforting for us but for them as well.) Sorry NO CATS, due to owners allergies.

Check-in is at 4pm during the busy summer months. Other times of the year it may be possible to have an earlier arrival, but you must ask first, and will only be granted when there is no guests checking out that same day. Please note that the code you receive for the door lock is extremely time sensitive, and will only work during the times stated on your reservation detail.

Check-out is at 10 am during the busy summer months. All belongings should be removed from the property before 10 am, as the door lock is time sensitive, and  will automatically lock the door at the specified time on your reservation detail. Your code, either assigned or unassigned will no longer allow re-entry into the condo. Inside the condo in the guest binder you will find an easy-to-follow list for checking out. Following these guidelines and leaving the condo in the same condition as upon arrival will ensure a full refund of the security deposit. Upon leaving you must call or text the owner so that the cleaning staff can gain entry immediately to begin preparing the condo for the next guests.

Owner or owner's agent will have the right to show the premises to prospective clients with 24 hour notice to Renter at Renter's convenience. The owner or owner's agent also has the right to inspect the premises at anytime if there is reasonable cause to believe the Renter or any other person is misusing or damaging the premises or furnishings therein.

I (the Renter) am aware of the risks and I take responsibility for all damages to myself and any member of my party, including those who accompany me or visit any member of my party in the complex. I expressly release from liability all individual owners and landlords, and all other renters and/or occupants of the condo I am renting, and owners of other condos in the complexes in and around the location where this rental is located, as well as any agent of the condo, for any damage to me or any member of my party for any reason. I further agree to hold harmless all individual owners and landlords and agents of this rental, for any and all claims arising as a result of my rental of condo(s) or property. That is, during the term of my rental I agree to accept full legal responsibility for all damages to myself and to all members of my party and to all guests of myself and members of my party.

I understand that this waiver is intended to be as broad and inclusive as permitted by law, and agree that if any portion is held invalid, the remainder of the waiver will continue to be in full legal force and effect. I further agree that the venue for any legal proceedings shall be via arbitration in the state of South Carolina, and in no other venue.

I affirm that I am of legal age and freely signing this agreement. I have read this form as well as the rules of occupancy, and fully understand that by signing this form, I am giving up legal rights and/or remedies which may be available to me for the negligence of the owner(s), landlord(s) or other agents or parties listed above.
